The Suite Place on Main strives to ensure our guests thoroughly enjoy their stay. To ensure we can maintain this level of excellence we expect that everyone honors the rules and guidelines listed below. By choosing to stay at The Suite Place on Main, LLC you are agreeing to the terms and conditions listed below.
Respect for the property and hosts
Please keep in mind that The Suite Place on Main is a stand-alone rental property on a larger property. This larger property is our home. We have children who live here with us and we expect guests will honor their privacy and safety at all times.
We are committed to a safe and comfortable stay. Unless you request it, we will not interact with you in person during your stay. Our children have been instructed to respect your space and not to interact with you.
Except for emergencies, guests are not permitted to interact with the children unless a parent is present. Violations of this requirement will be grounds for immediate termination of the rental agreement and expulsion from the property by way of a sheriff’s deputy.
Rental Period and Guests
Rental period begins at 3:00pm on the first day of your rental period, and ends at 11:00am on the last day. We require that everyone leave the premises by 11:00am on the last day of your rental to ensure that the premises can be fully cleaned for the next guest. Please contact us if you need an extended check out time. If the guest house is not rented that evening, we will do our best to accommodate your needs.
Late check-out fee is $50, as we need our cleaning service to have access to the property before the next guest arrives.
Fees, Taxes, and Deposit
- Cleaning Fee: $50
- Damage Waiver: $50
- Taxes: 3% Davie County Occupancy Tax, 3% Town of Mocksville Occupancy Tax, 6.75% NC Sales Tax.
Termination
Should the Guest violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with State law. The Guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Guests shall vacate the premises at the expiration time and date of this agreement.
Maintenance and Repairs
The Guests shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. With the exception of cleaning tasks, the guests shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Owners as being immediately habitable by the next guests.
Renter agrees to contact host immediately by call or text if there is a maintenance concern so appropriate action can be taken to remedy the problem.
Guests shall pay for any damages or and repairs should the premises be left in a lesser condition than it was found.
Please note that pictures are taken prior to each guest’s stay and following each guest’s stay.
Trash
If you need to throw away trash during your stay, there is a trash can available outside the Suite. The dark blue lid is for trash, and the light blue lid is for recycables.
Pets
Absolutely no pets are allowed on the property at any time. Please keep in mind that this is a rural area and it is common to see wild animals on the property such as squirrels, rabbits, and the occasional skunk.
Service dogs are permitted, provided notice is given ahead of time and measures are taken to ensure the rental space is kept clean from any animal waste. Emotional support animals are not recognized as service animals in the state of North Carolina or under the ADA, and are therefore not allowed on the property.
Individuals on Property
Per our insurance, the only individuals allowed on the property are those who have registered as paying guests. If you have additional guests staying overnight, please contact us so we may add their names to the lease document. Failure to comply with this requirement may result in the immediate termination of your stay.
Quiet Enjoyment
We expect that all guests behave in a civilized manner and will be good neighbors, respecting the rights of the surrounding property owners. Please do not create noise or disturbances likely to disturb or annoy the surrounding property owners.
We have a strict “no party” policy. Creating a disturbance of the above nature will be grounds for immediate termination of this agreement and Guests shall then immediately vacate the premises. Quiet hours start at 9:00pm where noise should be kept to a minimum.
Smoking Policy
Absolutely no smoking (tobacco, vape products, marijuana) or use of illegal substances is permitted on the property at any time.
Disregarding this policy is grounds for immediate termination of this lease agreement.
Owner’s Liability
The Guests shall hereby indemnify and hold harmless the Owners against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the Owner may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance if such coverage is desired.
Firearms
Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.
Illegal Use
Guests shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits.
Fire Alarms
The Suite Place on Main has smoke detectors and carbon monoxide detectors. The Guest must notify the Owner if either chirps or beeps during their stay.
Security
We have an external security camera on site, located at the door of the guest house, for your safety. This camera is not to be tampered with under any circumstances.
The door is protected by a keypad deadbolt lock. There is also a motion sensor flood light at the entrance to the guest house for your safety.
Possessions
Valuable items left behind by the guest will be held for the guest and every reasonable effort will be made to contact the guest for return. The guest agrees to pay shipping costs if they are incurred by the Owner.
If items are not claimed for longer than 30 days they shall become the property of the Owner. The Owner shall not be held liable for the condition of said items.
Internet
High-speed wireless internet is provided as a convenience only and is not integral to the agreement.
No refund of payment shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. However, the Guest can expect that the landlord will use every reasonable effort to ensure the Guest has full access to the internet at all times.
Guests and Vehicles on the Property
Due to insurance purposes, only registered guests and their vehicles are allowed on the property. Please see the Owners if you need to add a guest and/or vehicle to the lease agreement during your stay.
Governing Law
This agreement is governed under the laws of North Carolina.
